What we built in

Margaret River Lifestyle Village is an established over-55s lifestyle village 1.8km south of Margaret River township in WA’s south west, with a clubhouse, on-site vineyard, microbrewery, olive grove and veggie gardens. The site needs to convert downsizers and tree-changers across eight home models (Blackwood, Bunker Bay, Contos, Eagle Bay, Gnarabup, Hamelin Bay, Meelup and Contos Spring), display established home resale stock, showcase the clubhouse and the location, and surface the village’s AFE 2018 award credentials. Same template foundation as the Dalyellup sister site, with property listings using bed/bath/car columns and lifestyle imagery of the wider Margaret River region.

Margaret River Lifestyle Village is an established over-55s lifestyle village 1.8km south of the Margaret River township in WA’s south west, with a clubhouse, on-site vineyard, microbrewery, olive grove and veggie gardens. The village has been operating for years, has the AFE 2018 award credentials to prove its track record, and serves as the proof point for the wider Lifestyle Villages brand. The site needed to do real work converting downsizers and tree-changers while functioning as a resale catalogue for established homes coming to market within the village.

The brief was a brochure with property listings, built to convert across multiple audience moments. New buyers researching their next move needed to picture themselves at the village. Existing residents looking to upgrade or move on needed a clear path to list their home. Visitors curious about the area needed to fall in love with the location. All of that had to happen in one cohesive brand experience.

The structure handles eight home models (Blackwood, Bunker Bay, Contos, Eagle Bay, Gnarabup, Hamelin Bay, Meelup and Contos Spring) alongside a listings area for established homes coming up for resale. Each home model gets the same bed/bath/car treatment used on the Dalyellup sister site, with floor plans and lifestyle photography. The resale listings give existing home stock a proper home, which matters for an established village where secondary sales are a real part of the pipeline.

The clubhouse and amenities get their own treatment, with photography of the vineyard, microbrewery, olive grove and veggie gardens that distinguish Margaret River from a standard retirement village. These are the things that turn a “I might consider it” enquiry into a site visit booking. The location is sold on the broader appeal of the Margaret River region, with the wineries, coastline, restaurants and lifestyle that make the area a destination.

Visually the build sits in a soft, warm palette consistent with the broader Lifestyle Villages brand, with property gallery imagery using clean bed/bath/car columns and lifestyle photography of the region. The AFE 2018 award credentials sit visibly in the build as a trust signal, distinguishing the village from competitors in the over-55s market.

The site shares its template foundation with the Dalyellup sister build, which keeps the brand cohesive across both villages while allowing each to tell its own story. Enquiry pathways are designed for the long sales cycle of a retirement village purchase, with capture for the kind of detailed lead information that supports the sales team’s follow-up.

The result is a lifestyle village site that does the warming work properly. It showcases the village’s amenities and the region’s appeal, gives prospects the home model and floor plan detail they need, and quietly serves as the proof point that the broader Lifestyle Villages brand can deliver.
